Documentation
Loan intelligence.
Transparency is a core principle of Housd.
Traditional private credit often provides investors with limited visibility into the assets backing their investment. Reporting is typically periodic, loan-level information is restricted, and portfolio performance is communicated through quarterly statements.
Housd was built differently. Every loan financed through a Housd vault is tracked through our proprietary Loan Management System (LMS), allowing investors to monitor the underlying portfolio in near real time.
Loan Dashboard
Every Housd vault includes a live dashboard displaying the current state of the portfolio.
Available portfolio metrics include:
- Active Loans
- Outstanding Principal
- Net Asset Value (NAV)
- Cash Balance
- Portfolio Yield
- Average LTV
- Average Loan Duration
- Repayment Status
- Capital Deployed
- Portfolio Diversification
The dashboard updates as loans progress through their lifecycle.
Loan Metadata
Every individual loan contains standardized information, including:
- Loan ID
- Property Address
- Geographic Location
- Borrower
- Originator
- Loan Amount
- Outstanding Principal
- Interest Rate
- Origination Date
- Maturity Date
- Current Status
- Loan-to-Value (LTV)
- After Repair Value (ARV)
This information provides complete visibility into every asset held within a Housd vault.
Construction Updates
Where available, Housd records the construction progress of financed properties.
Updates may include:
- Construction milestones
- Inspection reports
- Project completion status
- Renovation progress
- Estimated completion dates
This allows investors to monitor project execution throughout the life of the loan.
Payment Tracking
Every borrower payment is recorded within the Loan Management System.
Investors can monitor:
- Interest Payments
- Principal Repayments
- Outstanding Balance
- Payment Schedule
- Payment Status
- Delinquency Events
All payment activity contributes directly to the vault's Net Asset Value.
Developer Profiles
Each borrower is represented through a dedicated developer profile.
Information may include:
- Company Name
- Operating History
- Geographic Focus
- Number of Projects
- Historical Performance
- Active Loans
- Completed Loans
This provides additional context around the operators receiving capital.
Property Photos
Where available, each financed property includes visual documentation throughout the loan lifecycle.
Examples include:
- Property at Origination
- Construction Progress
- Renovation Milestones
- Completed Project
Images provide additional transparency into the underlying collateral securing each loan.
Default Reporting
Transparency extends beyond successful loans.
If a loan enters default, Housd reports:
- Date of Default
- Default Reason
- Current Recovery Status
- Enforcement Process
- Recovery Timeline
- Final Recovery Amount
Investors receive visibility into the complete recovery process until the loan is resolved.
Onchain Reporting
Portfolio data is continuously synchronized with Housd's onchain infrastructure.
Available onchain information includes:
- Vault Share Supply
- Current NAV
- Historical NAV
- Deposits
- Redemptions
- Yield Distribution
- Portfolio Statistics
This creates a transparent record of vault activity and investor participation.
Live NAV
Each vault is valued using a continuously updated Net Asset Value (NAV) model.
The NAV reflects the aggregate value of the underlying portfolio based on:
- Outstanding Principal
- Accrued Interest
- Cash Balances
- Realized Losses
- Outstanding Liabilities
Deposits and redemptions occur using the latest available NAV.
Oracle Architecture
The Loan Management System serves as the primary source of truth for all portfolio data.
Loan information—including principal balances, repayments, accrued interest, and portfolio performance—is continuously maintained and verified internally.
As Housd expands its integrations across DeFi, verified portfolio metrics and vault NAV may be published onchain through supported oracle infrastructure, enabling external protocols to consume trusted pricing and portfolio data without relying on centralized APIs.
This architecture ensures that institutional-grade reporting remains consistent both offchain and onchain.
Why It Matters
Transparency reduces information asymmetry between investors and originators.
Instead of relying solely on quarterly reports or aggregate portfolio statistics, Housd enables investors to understand exactly where capital has been deployed, how each loan is performing, and how the overall portfolio evolves over time.
Our objective is simple: every investor should be able to answer three questions at any moment.
- Where is my capital?
- How is it performing?
- What backs my investment?
Housd was built to make those answers available at all times.
